Douglas County's zoning ordinance requires a land use permit to be applied for and issued before any structure is built. The county says five acres is not necessarily needed to build: the ordinance sets minimum lot width and area by zoning district, including shoreland lots near lakes and streams.

Septic outside the city
In Douglas County, a new septic system other than a holding tank needs a soils evaluation by a certified soils tester, filed with the Zoning office. The plumber designs the system from it and submits the sanitary permit application, and a master plumber must schedule a county inspection at least a day before installation.

Does a barndominium roof need a heavier snow design up here?
Yes, compared with the southern half of the state. Roofs in Douglas County are designed for the Uniform Dwelling Code's 40 psf snow-load zone (SPS 321.02), where the southern counties use 30 psf. A long, clear-span barndominium roof is engineered to that load, and we plan eaves, doors and walkways so sliding snow lands away from the entry and the shop door.
Can I build a barndominium on a lake or river lot in Douglas County?
Often, but lot size and setbacks come from the county's shoreland rules, and the septic system has to fit the soils. Ask the county zoning office what the minimum lot dimensions are for that district before you buy, then pick a floor plan that fits the buildable area; our floor plans can be narrowed or turned to suit.
