Barndominium Builders in Appleton, Wisconsin

An Appleton mailing address does not mean an Appleton building permit, and that catches out more land buyers than any code question. The city itself spreads across three counties, Outagamie, Calumet and Winnebago, and several neighbouring towns and villages share the Appleton address while issuing their own permits. We build barndominiums throughout the Fox Cities, from turnkey homes with finished interiors to barndominium kits for owners who plan to handle part of the work. The builds people ask us about near Appleton tend to be practical: a single-storey home with a large shop, a shouse that keeps the living quarters and the work bay under one roof, or pole barn homes on a few acres outside town. Inside the city limits, a new home starts with an online submittal to the State, then the paper and electronic plan set goes to Appleton's Inspections Division, which reviews it within about a week. Knowing which municipality your parcel sits in before you draw a plan saves a wasted permit fee. Start the survey and tell us where your land is; we will work out who issues the permit and how the build would run on that site.

City or village permitWho issues the permit

City of Appleton Inspections Division, Community Development (City Hall)

Inside Appleton's city limits, the Inspections Division issues the new home permit after a State website submittal and a plan review of up to about one week. Many surrounding addresses that read Appleton are in fact in the Town of Grand Chute, the Village of Harrison or other municipalities, and those permit through their own offices.

New home submittal
The City of Appleton has applicants first submit new home information on the State website, then bring a completed building permit application, two plan sets at 11x17 or larger, a plot plan, wall bracing plans, heat calculations and an erosion control plan. An electronic copy goes to the residential building inspector. The city allows up to one week for review.

Check the municipality first
Appleton's Building Inspections page warns that various surrounding municipalities use Appleton as their mailing address without being inside the city, naming the Town of Grand Chute and the Village of Harrison, and asks applicants to validate the address before paying for a permit.

Residential setbacks
The city's published setbacks for one- and two-family homes include a 20-foot front yard in the R-1A, R-1B and R-2 districts (25 feet on an arterial street), side yards of 8 feet in R-1A and 6 feet in R-1B, and a 25-foot rear yard in all four residential districts listed.

The Appleton Water Treatment Facility treats Lake Winnebago water and supplies the City of Appleton, the Waverly Sanitary District, the Town of Grand Chute and the Village of Sherwood. The utility is owned by the city.

Neighbouring town permits
The State's list of municipalities with delegated Uniform Dwelling Code authority (dated August 19, 2026) lists the City of Appleton, and separately the Town of Grand Chute with its own Community Development contacts, so a Grand Chute house is permitted by the town, not the city.

Building on land near Appleton

Most barndominium sites around Appleton are town parcels rather than city lots, and the city's own permit desk points out how easy it is to confuse the two. The Town of Grand Chute and the Village of Harrison both use Appleton addresses, and farther out many Outagamie County towns hold their own authority to issue UDC permits. Inside the city, the residential districts set front, side and rear setbacks that decide how much of a lot a wide shop building can use. Water is the other question to settle early: Appleton's utility serves the city and a few neighbours from Lake Winnebago, while a rural parcel means drilling a well and designing a septic system. For town land, read the [Outagamie County page](/areas/outagamie-county-wi/).

Building in Appleton: questions

Start the survey
How much does it cost to build a barndominium near Appleton?
It turns on the floor area, the finish level, the foundation and how much site work the parcel needs, so we quote from a plan and a site rather than a rule of thumb. Our barndominium cost guide breaks those categories down with third-party sources. For a city lot, include the plan set, wall bracing plans, heat calculations and erosion control plan Appleton asks for with the application.
Do I need a building permit for a barndominium in Appleton?
Yes, a new home needs a building permit. Inside the city, you or your contractor file the new home information on the State website first, then submit the application and plans to the Inspections Division, which aims to review them within a week. If your address says Appleton but the parcel is in Grand Chute, Harrison or another neighbour, that municipality issues the permit instead.
Can I get a metal building home or kit near the Fox Cities?
Yes. We supply metal building homes as complete turnkey builds or as structural packages, and barndominium contractors in the area often split the work that way so an owner can finish the interior. Whichever route you take, the permit still needs a full plan set. Compare the options on our kits page or browse the floor plans.
Is my Appleton-area lot on city water?
Only if it sits inside the service area. The Appleton Water Treatment Facility supplies the city, the Waverly Sanitary District, the Town of Grand Chute and the Village of Sherwood. A parcel beyond those systems will need a private well and a septic system, so check with the town and the county before you buy.
